【今月の質問】
アプレの講師が不動産屋さんとのやり取りに困って電話してきました。
今月は不動産屋さんからの質問。外国の人が、日本でアパートを借りるとき、
日本独特の決まりをどう説明したらいいですか？
例えば、家賃 5万円、管理費 2千円のアパートを借りたいとき
House/Apartment rent (家賃) : 50,000 Yen
+ Maintenance Fee (管理費) : 2,000 Yen
= Total (家賃1ヶ月) : 52,000 Yen per month
Security Deposit (1 month) (敷金) : 50,000 Yen
Key Money (2 months) (礼金) : 100,000 Yen
Fire insurance (2 years) (火災保険) : 20,000 Yen
5月から借りるなら、5月分の家賃を前払いします。
To rent the apartment from May, you will need to pay May's rent in advance.
引越しするときに、敷金は返ってくるが、礼金は戻らない。
Although the deposit will be returned to you when you move out, the key money will not be returned.
部屋にダメージを与えた場合は、敷金から差し引かれます。
In the case that there is any damage done to the apartment, those costs will be deducted from your deposit.
2年後に更新をするときは、一ヶ月分の更新料を支払います。
Should you decide to extend the contract beyond 2 years, it will cost an additional one month's rent at the time of renewal.
また、契約するときに日本人の保証人が必要になります。
Also, in order to sign the contract, you'll need a guarantor to co-sign for you (the guarantor must be a Japanese national).
